The process for building your new home
1. Find the Right House Plan
The buyer selects a house plan that works for their needs and fits available lots based on
size, layout, and neighborhood requirements.
2. Prequalify with a Lender
Buyers are encouraged to get prequalified through one of our preferred lenders or a
lender of their choice. This helps guide budget discussions and ensures readiness to move
forward.

3. Proposal & Lot Selection
Once a plan is selected and financing is prequalified, we’ll provide a detailed proposal
that includes:
o Specifications
o Schedule of values
o Allowances
During this stage, we’ll also work together to choose a lot that fits the plan. We can make
any needed adjustments to finalize the layout, pricing, and selections.
4. Contract Signing & Deposit
Once the proposal is finalized and the buyer is ready to move forward, a formal contract
is prepared with the proposal documents attached as exhibits.
o A $7,500 deposit is required at signing to secure the lot and hold your place in the
build schedule.
o This deposit will be credited at closing.
The contract can be signed in person or electronically via DocuSign.

5. Financing Options
o Buyer-Arranged Construction Financing (Preferred Option)
Most clients secure their own construction loan. This allows more flexibility and
helps streamline the build process.
o Builder-Carried Construction Loan
Reeves & Shaw Homes can carry the construction loan and sell the completed
home to the buyer at closing, depending on builder capacity and project scope.
This is typically reserved for streamlined builds or spec homes.

6. Permitting Process
After the contract is signed and financing is secured, we’ll submit for building permits.
We’ll keep you informed as the process moves forward.
7. Pre-Construction Review
Before construction begins, we’ll meet to confirm details, walk through selections, and
answer any remaining questions.
8. Finish Selections Timeline
As construction progresses, buyers will be guided through making selections (flooring,
lighting, countertops, etc.) on a schedule designed to keep the project moving.
9. Communication Throughout the Build

You’ll have a dedicated point of contact who will keep you updated regularly and be
available to answer any questions throughout the build.
